They drive the markets down, hold sellers hostage from selling, and in general are a poor idea. <BR/><BR/>Look a the Cities with POS inspections and look at how fast they are dropping in value and how many forclosures are a result of the POS. <BR/><BR/>East Cleveland looks horriable and they do have a POS inspection. They also can make you escrow funds for repairs. But it is at the a pick and choose method. <BR/><BR/>Thisnk about it. You have finacial trouble and you want to sell your house for market value or as a short sale. You go get the POS and the the City requires thousands n escrow. You are now trapped. You as a seller are trying to sell to get out of a jam. Buyers do not have 150% escrow to escrow and make repairs. They may have the repair money but not escrow and repair money. The programs that used to allow you to finace the escrow amount are not out there any more. These City officials are cluless. They are killimg there Cities. What we need to do is Vote these idiots out and force them to change these rules. <BR/><BR/>Besides that look at the privacy issues. Seller pays the City to enter there house and inspect it. What is this? <BR/><BR/>Look closely also. The Cities are very racialy motivated. I have done hundreds of these inspections and I will tell you they are alot harder on areas that are prodominetly minority.<BR/><BR/>Also want to point out the inspectors. Go to a POS one day and ask these guys so questions. I'll bet almost every house in South Euclid has knob and tube wiring somewhere in the structure. The city is seeing $$$ in their greedy/beady little eyes. The rest, is elementary. The city wants to charge the homeowner for the inspection and then hit them with a long list of mandatory repairs.
