Grasping At Straws

The method to Welo’s curious behavior as of late can best be described as desperate.

Under current circumstances, the Cedar Center and Greenvale purchases are looking more likely to be in limbo for some time to come. No reasonable proposals concerning the Greenvale 9 have been brought before the public in the 3 ½ years since acquisition. Cedar Center has a slightly less bleak outlook, with a possible GFS arrival in October 2011, at 4 ½ years after purchase. The Greenvale 9 and Cedar Center properties were both purchased in the spring of 2007.

Conspicuously absent from the above article is any mention of Peter Rubin and the Coral Company.  What happened to the development plans

There ya go, SEO, now you're starting to hit on the real story that the Sun Messenger and PD have refused to publicize.

Keep asking questions about Greenvale and Cedar Center. What about the planned senior housing? What about the mixed residential-retail? What about the large green space/atrium they were going to build?

What about the CH-UH TIF deal that has yet to be affirmed? What about the upcoming offer that Peter Rubin is going to make for the first parcel purchase...at a price significantly below market?

Oh wait, did I let the cat out of the bag too early?

"One idea Welo approached Notre Dame College about was making Greenvale the site of a top-notch field so serve as the college's baseball home."

A fine idea, however it doesn't make sense. The article states that the Greenvale properties are "contiguous with Quarry Park." While true, they don't lend themselves in any way to the construction of a baseball diamond. They are random holes primarily along the south of Greenvale drive. Any talk of absorbing the properties into Quarry Park is asinine because any logical expansion would have to take and demolish 8 more of the properties on Greenvale.

When looking at it from above, the site that makes more sense for a baseball field is the Lowden Elementary property... in fact when I looked at the area from a satellite view I simply presumed that this was the Greenvale site - the patch is even shaped like a baseball field. Maybe that's the land Welo approached NDC about and Piorkowski got it wrong.

Piorkowski gets it wrong far more often than he gets it right. Anyone else here notice that his "journalism" in the Sun Messenger reads more like a press release from City Hall?

If he were a real journalist he'd be digging his teeth into Cedar Center some more. The city has been scrambling to find tenants on the side because they know that Coral is going to reneg on the deal in some sizeable fashion, and/or change the terms of the deal so substantially that the city will have no recourse but to walk away from them as a developer.

That's why you can sense the desperation in the air right now. The GFS marketplace is a cover for the moment to take the heat off the rest of the project, which Cleveland Heights has yet to give approval for the TIF.

Why do you think Rubin has been so coy about what stores/projects have supposedly signed up? They haven't signed up, they're merely signed "letters of intent", meaning that if the moon and stars align, the economy recovers and Northeast Ohio becomes a new economic mecca, they'll have rights to be initial tenants. There's no earnest money down and no formal plan. Why should there be when even if there were groundbreaking today it would be 18 months before anyone could move in?

Trust me - the news out of City Hall and Coral is about to get much, much worse in terms of the deal we're getting.

Maybe Sunny Simon will make everything alright at Ceder Center. The Sun Messenger messed up again with the Simon endorsement over Gambatese from Richmond Hts. Gambatese has been involved in big time budget decisions in keeping her city solvent. Sunny takes credit for a crappy dog park that is maintained with contributions from residents and most of the residents are from Cleveland Hts. That guy Sims October 14th editorial in the Sun Mess nailed it, "A Sick Joke". The Sun Messenger & reporter Jeff Piorkowski are enabler of fraud throughout the eastside. October
21st Sun headlines made a big deal about cities sharing a little community room while a $20 million dollar extorsion job is being slammed upon South Euclid residents. No wonder Welo wants regionalism. Let's see $20 million divided by 20,000 SE residents equals what? OK, pass the hat.....big bills only. Public employees who live out of the city are exempt, of course.
