I question the need for new housing at all.
The population of South Euclid has dropped by roughly a third since my family moved here in 1971. Since then numerous schools have closed. Yet new housing continues to be built. Only a small percentage of this is replacement housing. Most of this is entirely new - from the Daryl Drive development which replaced the sadly departed Whigham's farm, to the Cutter's Creek monstrosity.
Both those developments are out of continuity with the surrounding community. And any new developments with tax abatement will not net the city new tax revenue for decades. (At least one hopes they weren't built with the defective drywall that's been in the news.)
Now, if an older home is obviously out of repair and beyond saving, there's cause to tear it down and replace it. But the replacement should be in continuity with the surrounding homes. That's exactly why communities have zoning laws and review boards.
South Euclid is not Solon (thank God). We need no McMansions. And at a time of falling home values and a housing glut, the approval of new construction needs to be prudently judged.
